Effective date: 28.10.2026
These terms explain how to use the La Petite Forêt website and the basis on which direct accommodation bookings are made. Read them together with the property information, price, cancellation policy and house rules supplied before you commit to a booking. Keep a copy of the terms that apply to your reservation.
La Petite Forêt is a trading name of La Petite Foret Belgium BV, registration number 0771.290.550, VAT number BE0771290550, with registered office at Louwijn 39A, 1730 Asse, Belgium. Contact: hello@lapetiteforet.net.
Your accommodation contract is with La Petite Foret Belgium BV, trading as La Petite Forêt. We contract directly with you as the Host, including where the property is owned by another person. Any separately contracted third-party services will be identified before you book.
These terms concern direct bookings. When you book through another platform, its disclosed booking and cancellation terms may also apply. Any separate property management service requires its own agreement with the owner.
The listing and information supplied before booking describe the property, location, facilities, occupancy, accessibility information, included services and relevant restrictions. Please ask about any requirement important to your stay before booking. Photographs and local recommendations should be read with the property description; third party opening hours and services can change.
Before payment, we display the total price, currency, mandatory charges and applicable taxes, together with any separately payable local tax, optional extras, payment schedule and refundable security deposit or preauthorisation. We do not add optional extras without your agreement. If an unavoidable amount cannot reasonably be calculated in advance, its calculation basis is explained before booking.
If a material error is discovered before acceptance, we will explain it and ask whether you wish to proceed on the corrected basis. We will not impose a higher price after a confirmed booking without a lawful basis and your agreement where required.
The lead guest must be at least 18 years old and have legal capacity to enter into the booking contract. Any higher minimum age applicable to a particular property will be clearly stated before booking.
You must provide accurate booking details and be authorised to provide information about the other members of your group. The lead guest is responsible for making the agreed payments and communicating the applicable house rules to everyone in the group.
Direct bookings through our website are confirmed instantly upon successful completion of the booking process and issuance of a booking confirmation. Payment remains due in accordance with the payment terms presented before booking.
Bookings through third-party platforms may be confirmed instantly or remain subject to verification and acceptance, depending on the platform and the rules applicable to the reservation. Where acceptance is required, an acknowledgement of your request is not a booking confirmation. Your booking becomes binding when confirmation is issued through the relevant platform.
The payment amounts, deadlines and accepted methods shown before booking and repeated in your confirmation apply. These are the amounts and deadlines displayed in your booking process, with the reservation total, applicable fees and any security deposit payable in full no later than the check in time on your arrival date. A reservation payment towards the price is separate from any refundable security deposit.
If a payment is overdue, we will contact you and, where appropriate, allow a reasonable opportunity to remedy the position before cancellation. Any cancellation and retained payment must follow the agreed terms and applicable law.
If a security deposit or preauthorisation is required, its amount, collection method and release deadline are disclosed before booking: the amount and collection method specified for your property, with the refundable balance returned within 10 business days after departure. It may be applied only to substantiated charges for which you are legally responsible. Normal wear and tear is not chargeable. We explain proposed deductions, provide supporting information and give you a reasonable opportunity to respond. Any undisputed balance is released within the stated period, subject to normal banking processing times.
Unless a different rate specific policy is clearly disclosed and accepted before booking, the following cancellation schedule applies to the accommodation charge for the booked nights. All deadlines are measured against the scheduled check in time in the local time zone of the property. The applicable policy is included with your booking confirmation.
When cancellation is received | Refund before the processing fee |
|---|---|
At least 30 days before check in | 100% of the accommodation charge for the booked nights |
For a booking made fewer than 30 days before check in, cancellation within 48 hours of booking AND at least 14 days before check in | 100% of the accommodation charge for the booked nights |
After those full refund windows, but at least 7 days before check in | 50% of the accommodation charge for the booked nights |
Fewer than 7 days before check in | No contractual refund of the accommodation charge, subject to mandatory legal rights |
Where a cancellation refund is due under this schedule, an 8% processing fee applies, calculated on the original accommodation charge for all booked nights, rather than the amount otherwise refundable.
A refundable security deposit is separate from the accommodation cancellation charge. Any security deposit already paid is returned, subject only to substantiated amounts lawfully due. Refunds of cleaning charges, unused extras and local taxes are handled as follows: [CONFIRM REFUND TREATMENT OF THESE CHARGES]. No show and early departure rules: [CONFIRM POLICY].
Request cancellation or a change at hello@lapetiteforet.net, quoting your booking reference. Changes depend on availability and agreement; any price difference or permitted fee will be explained before you accept. Refunds due are made within [CONFIRMED REFUND DEADLINE] to the original payment method where practicable. Cancellation charges remain subject to applicable consumer law and must not exceed what that law permits.
For holiday accommodation booked for specified dates, the usual statutory 14 day cooling off right generally does not apply. This does not remove your rights under the agreed cancellation policy or if the accommodation or service is not provided as legally required.
If the accommodation provider cannot supply the confirmed stay, we will inform you promptly and explain the available remedies. You need not accept a materially different property, date or price without agreement. Any alternative, refund and further entitlement will be handled under your contract and applicable law. We do not exclude statutory remedies or treat every operational difficulty as force majeure.
Where exceptional events beyond the reasonable control of either party affect a stay, we will assess the circumstances and applicable law, notify you promptly and take reasonable steps to reduce disruption. Such an event does not automatically permit us to keep all payments or remove your legal rights. Travel disruption affecting your arrival alone does not necessarily entitle you to cancel the accommodation without charge. Appropriate travel insurance is recommended.
Your right to occupy the property starts on the confirmed arrival date and ends at the confirmed check out time on the departure date. Check in and check out times, access arrangements, maximum occupancy and property specific restrictions are supplied before booking and confirmed for your stay. This is temporary holiday accommodation; any mandatory legal classification or protection remains unaffected. No daily cleaning or breakfast is included unless expressly agreed before booking.
Only guests listed in the booking confirmation or pre arrival form may stay overnight, and total occupancy must not exceed the property limit. Day visitors must remain reasonable in number and comply with the house rules. You must not sublet the property or assign the booking without our written agreement.
No parties or events are permitted unless expressly authorised by us in writing. Respect neighbours and applicable local rules. Quiet hours are from 22:00 to 08:00, unless stricter property specific rules were disclosed before booking; no outdoor music or disturbance is permitted during those hours. Fireworks and other activities that endanger or disturb others are prohibited.
Smoking is not permitted indoors. Pets require our prior permission and payment of the disclosed fee. Where a dog is approved, the standard pet fee is EUR 100 per stay and the limit is one dog per reservation, unless a different property specific rule was agreed before booking. Dogs must be house trained, well behaved and appropriately vaccinated and treated against fleas. Do not leave them unattended except crated for short periods where appropriate. You are responsible to the extent provided by law for pet damage and substantiated additional cleaning. Legally required arrangements for assistance animals are unaffected.
Park in the designated spaces and follow the property arrival instructions and local parking rules. Keep the property reasonably clean, use the supplied waste arrangements, remove shoes indoors where requested and report accidental damage before departure. Property specific checkout and refuse instructions will be supplied.
Use pools, hot tubs, barbecues and appliances only where provided and in accordance with the instructions. Adults must supervise children appropriately. For a hot tub, shower first, avoid swallowing the water, keep electrical items away, do not jump, avoid use during a storm and keep glass away. Avoid excessive alcohol around water. Follow barbecue instructions and clean the grill after use; do not overload laundry appliances. These precautions do not exclude our legal safety or maintenance obligations.
Identification or statutory registration may be requested where lawful and proportionate. Let us know promptly about a late arrival, an accessibility concern or a problem entering the property. Report any defect, loss or damage as soon as reasonably possible so it can be addressed.
You are responsible for loss or damage caused by you or members of your group to the extent provided by applicable law. Any charge must be reasonable, substantiated and account for normal wear, age and condition. We give written notice of a proposed damage or additional cleaning charge before collecting it. Holding payment details does not itself authorise any disputed charge. Serious or repeated breaches may justify proportionate action, including ending a stay where lawful. Any warning, refund, charge or other remedy will depend on the circumstances, the contract and applicable law; there is no automatic forfeiture of all payments for every breach.
We may arrange access for necessary inspection, repairs or emergencies in accordance with applicable law, giving reasonable notice where practicable. We do not acquire a right to use force or bypass lawful procedures to recover possession. We will make reasonable efforts to resolve reported maintenance problems; any price reduction, refund or other remedy remains subject to the contract and applicable law.
Please report a problem during your stay promptly to the contact in your arrival instructions and to hello@lapetiteforet.net, giving your booking reference and relevant details. This gives the responsible provider a reasonable opportunity to resolve it. If unresolved, submit a written complaint with the outcome you seek. A delay in reporting does not automatically remove statutory rights.
We acknowledge complaints within [CONFIRMED ACKNOWLEDGEMENT PERIOD] and aim to provide a substantive response within [CONFIRMED RESPONSE PERIOD]. Where applicable, we will identify the competent consumer dispute resolution body and explain any obligation or willingness to participate.
The responsible contracting party must provide the accommodation and services in accordance with the contract and applicable legal standards. Nothing in these terms excludes or limits liability where doing so would be unlawful, including for fraud, deliberate misconduct, or death or personal injury caused by negligence where such liability cannot be excluded.
Responsibility for other loss is determined by applicable law, including causation, foreseeability where relevant, and reasonable steps to reduce loss. We do not impose a blanket exclusion for injuries, theft, property defects or errors simply because they happen during a stay. An independent third party service is subject to its own contract, without excluding any responsibility we have under law for our own role.
Use the website lawfully. Do not interfere with security, misuse forms, impersonate others or use content in breach of intellectual property rights. Website content belongs to us or our licensors unless stated otherwise. Third party links are provided for information and are subject to the third party terms.
Our Privacy Policy and Cookie Policy explain personal data handling and cookie choices. Acceptance of booking terms is separate from optional marketing or cookie consent.
The version supplied when your booking is accepted governs that booking. Later website updates do not retrospectively change an existing reservation without an applicable legal basis or agreement. These terms are governed by Belgian law, without depriving consumers of mandatory protection available under applicable law. Mandatory rules applying to the location of a property also remain applicable. Courts have jurisdiction in accordance with the applicable rules; this clause does not require a consumer to bring proceedings exclusively in Belgium where the law gives them another forum. If a provision cannot be enforced, the remainder applies to the extent lawful.
